THIS AGREEMENT between DEERWOOD VILLAS 1 COA, INC., (a Florida corporation not for profit, hereinafter referred to as the "Association") and Owner(s)/Lessee(s) of Condominium (hereinafter referred to as "Owner/Lessee”).

The Owner/Lessee request permission to have a pet or pets in the unit.

In consideration of the Declaration of Condominium and the Rules and Regulations, the parties agree as follows:

1. Pets are limited to small animals which include domestic dogs and domestic cats (not more than 25 pounds and which can be carried under the arm), parakeets/canaries, tropical fish, small turtles, and hamsters.

2. Snakes (and other reptiles), rats, squirrels and other rodents, rabbits. ferrets, and fowl (domestic or wild) are not permitted.

3. Owner/Lessee will be allowed to have a [TBD] (type of pet - dog, cat, etc.) live permanently in the unit ("permanently" as the term is used shall mean for a period of more than one week) in the Owner's/Lessee’s unit subject to the following conditions:

A. The pet(s) shall be no more than 25 pounds and can be carried in the Owners/Lessee arms.

B. All pets must be walked on the perimeter of Deerwood Villas I's property on Leisure Lane and must be on a leash. Owner must clean up after the pet and dispose of the waste in an appropriate manner. Failure to do so is a violation of the Animal Control Ordinance, Chapter 462 of the Jacksonville Municipal Code and could result in any of the legal remedies available including a fine of up to $500.

C. If the pet creates a disturbance or annoys other occupants of Deerwood Villas I, the Owner/Lessee will be required to remove the pet at the sole discretion of the Association’s Board of Directors.

4. No more than two (2) pets are permitted to permanently reside in the unit.

5. This Agreement shall terminate upon the death of the pet unless terminated by violation of one the provisions of this Agreement.
